Services
Everything a property needs, from the first viewing to the tenth year.
Six services, one lifecycle. Each is delivered in-house or through partners we work with repeatedly.
01
Property Sourcing
We work auction catalogues, off-market introductions and agent relationships in defined locations. Every lot is assessed against strategy, condition, cost of works and intended use before it reaches a partner conversation.
- Auction and off-market acquisition
- Location and strategy screening
- Condition and cost assessment
02
Refurbishment & Transformation
Works are scoped in writing and delivered by vetted contractors. We resolve structure, damp, electrical, heating and fire safety first, then layout, then finish.
- Itemised scope and programme
- Compliance-led sequencing
- Progress recorded throughout
03
Lettings & Occupancy
Properties are matched to suitable occupiers, whether private households, care providers or supported-housing partners, with referencing and documentation handled properly.
- Tenant and provider placement
- Referencing and agreements
- Handover and inventory
04
Property Management
Day-to-day management covers maintenance, inspections, certification and reporting. Owners receive a clear account of what has been done and what is due.
- Planned and reactive maintenance
- Safety certification tracking
- Periodic owner reporting
05
Community Partnerships
Each property is bought through its own project company. The money comes from partners in our community rather than from a bank, so there is no interest to service. Profit and loss are shared as agreed in writing, and when a project completes the capital and profit roll into the next one. Arrangements are made with people we already know and are reviewed with professional advisers. This is not a public investment offer; NexStone is not authorised by the Financial Conduct Authority.
- A separate company for every project
- No bank borrowing, no interest
- Written terms, adviser reviewed
06
Landlord Partnerships
For owners who want to step back, we take on management, agree an improvement plan where needed, and run the property to the same standard as our own.
- Management takeover
- Improvement planning
- Single point of responsibility
