Our approach
Property bought, improved and held without interest.
This page explains how NexStone runs its own business. It is not an invitation to invest, and NexStone does not offer investments to the public.
The principle
One project, one company, no interest.
Conventional property finance charges interest whether or not a project succeeds. We do not use that model. Each property is bought through its own project company, funded by partners from our community who share in the outcome rather than by a bank that charges for the money.
Every project has a defined purpose, a costed scope of works and a written plan for letting and management. When a project completes, the capital and any profit go back into the next project, and a new company is formed for it. Outcomes depend on the property, not on a lending rate.
Partnerships are formed with people we already know, on written terms, and reviewed by legal and Shariah advisers before anything is committed. Nothing on this website is an invitation to the public to invest.
How a project runs
Five stages, every time.
- 01
Source
Auction catalogues, off-market introductions and agent relationships in defined locations.
- 02
Assess
Condition, title, cost of works and realistic value examined before any commitment.
- 03
Acquire
Bought through its own project company, funded in partnership, on terms agreed in writing.
- 04
Transform
Compliance and structure first, layout second, finish last.
- 05
Hold
Let, managed and reported on for the long term.
- 06
Roll on
On completion, capital and profit move into the next project and a new company is formed.
What we do not do
Clear boundaries, stated up front.
- Invite or promote investment to the public. NexStone is not authorised by the Financial Conduct Authority.
- Promise or imply any return.
- Offer a regulated financial product.
- Hold client money or settle transactions on this website.
- Claim certification we do not hold.
Honesty about risk
Property carries real risk.
Values can fall. Works can cost more or take longer than estimated. Properties can sit empty. Tenancies can fail. We plan for these things and report on them plainly.
Figures shown on project pages are estimates and assumptions, never guarantees.
FAQ
Frequently asked questions.
- Does NexStone offer investments to the public?
- No. NexStone is not authorised by the Financial Conduct Authority and does not invite or promote investment. The website describes how the business itself acquires, improves, lets and manages property.
- What does “without interest” mean in practice?
- Properties are bought and held using structures designed without interest-bearing debt. Terms are agreed in writing before any commitment and reviewed with professional advisers, including Shariah advisers where relevant.
- Are the figures on project pages guaranteed?
- No. Figures are estimates and assumptions at a point in time. Property values can fall, works can overrun and projects can lose money.
- Which kinds of property does NexStone buy?
- Tired or unfinished residential property: terraces, semis, period houses, conversions, HMOs and buildings suited to supported living, in defined locations in the West Midlands, Yorkshire and the North West.
